They weren’t short on inventory or brand presence — the real challenge was scale. With seasonal demand, multiple locations, and two very different customer journeys (holidaymakers vs buyers), Darwin Escapes needed a digital strategy that could reliably fill rental occupancy while also driving serious buyer intent for ownership.

This wasn’t a simple “get more bookings” brief.

Darwin Escapes needed to:

  • Balance short-term rental demand with longer-cycle, high-ticket property sales
  • Drive volume without discounting the brand
  • Allocate ad spend efficiently across regions, seasons, and objectives

The risk was clear: without a joined-up strategy, ad spend could easily inflate bookings while starving ownership sales — or vice versa.

The Approach

We built and executed a full digital marketing strategy designed to support both revenue streams simultaneously.

Multi-channel demand generation

Instagram and Facebook were used to capture inspiration-led audiences, showcasing the lifestyle, locations, and experiences across Darwin Escapes’ parks. Campaigns were structured to reflect seasonal demand and regional availability, ensuring budget followed real booking potential.

Segmented strategy for rentals vs ownership

Rental campaigns focused on urgency, availability, and experience-led messaging.
Ownership campaigns were treated as a higher-consideration journey, with messaging built around lifestyle, long-term value, and park-specific benefits.

Google Advertising for high-intent demand

Search campaigns were structured to capture users actively looking for:

  • UK holiday park stays
  • Lodge and caravan ownership
  • Location-specific holiday searches

Keywords, ad copy, and landing destinations were aligned to reduce wasted spend and attract users with genuine intent.

Continuous optimisation based on revenue, not vanity metrics

Performance was measured against:

  • Occupancy rates
  • Cost per booking
  • Lead quality for ownership enquiries
  • Actual property sales influenced by digital channels

This allowed budgets to be shifted dynamically based on what was driving real commercial outcomes, not just clicks or impressions.
